Important Information
Property Condition and Repairs
- Due to hurricane damage, pond and fence are under repair until spring 2025.
Check-in and Check-out Procedures
- Self check-in/check-out is available.
- Check-in time is after 4 PM and check-out is by 10 AM.
Property Access
- The home is located in the gated Twin Rivers neighborhood with a fully fenced lot.
- Enter the main level of the home with a few steps from the paved parking area.
Policies and Rules
- Minimum age to reserve: 25 years. The reserving person must sign the agreement and be present during the stay.
- No smoking allowed inside the home. No trace of smoking should be left outside the home.
- Children allowed.
- No events, parties, or gatherings above posted occupancy at any time.
- No pets other than dogs permitted. Up to 2 mature, well-trained dogs allowed with additional pet rent of $25.00 per pet, per night, plus tax.
- Do not leave food or trash outside to avoid attracting animals. All trash must be bagged and placed in the designated trash receptacle.
- Fishing in the rivers is reserved for homeowners only.
- 4WD/AWD and/or chains recommended during winter (November-March). No refunds, allowances, or date changes will be given for lack of proper vehicle as outlined in the Rental Agreement.
Fees and Payments
- Firewood available for purchase at booking or with one week's notice: two kiln-dried bundles and a fire starter for $25 plus tax per night.
- Returning guests of Cozy Twin Rivers Edge can receive a 10% discount (not combinable with other discounts).
Cancellation Policy
- Strict: Cancellations 60+ days prior to arrival receive a full refund minus a $50 cancellation fee. Cancellations within 60 days are non-refundable unless rebooked.
Utilities and Amenities Access
- Well-stocked kitchens with utensils and a starter set of paper products provided (toilet paper, garbage bags, dishwashing liquid, dishwasher detergent, laundry pods, paper towels, hand soap, shampoo, conditioner, body wash, makeup remover cloths). Supplies are for one or two nights.
- Towels and bed linens provided.
- Hair dryers are not provided.
- Amenities include: climate control, high-speed internet, dishwasher, toaster, pool table, washing machine, dryer, stove, oven, patio, free parking, hot tub, smoke alarm, carbon monoxide detector, ironing board & iron.
Parking Information
- Free parking is available. Entry to the main level of the home is via a few steps from the paved parking area.

- Main level deck wraps around three sides and is gated for child and pet safety.
